Monitoring services

Movement, tilt, cracks and vibration

Different measurements reveal different aspects of a structure’s behaviour. We agree the appropriate combination around the monitoring objectives and project engineer’s requirements.

Structural movement monitoring

Track changes in the position of agreed points on a building or structure through repeat measurements. Survey targets and total station methods can be used where appropriate to the scope.

Monitoring positions, reference points and reporting are planned around the movement being investigated and the required measurement precision.

Tilt monitoring

Measure changes in inclination using appropriately positioned tilt sensors. Automated measurements can help identify trends and changes during construction or ongoing asset monitoring.

Tilt records are reviewed alongside the structure and wider monitoring information where changes in level or settlement are also being investigated.

Crack monitoring

Track changes in crack opening at agreed locations using manual gauges or automated sensors, selected around the required measurements and access arrangements.

A consistent record helps engineers and surveyors investigate whether cracks are changing and how those changes relate to time, conditions or nearby works.

Vibration monitoring

Measure vibration associated with demolition, piling, excavation, plant and other activities near structures or sensitive assets.

Agree monitoring positions, measurement settings and trigger criteria around the project requirements, with configured notifications where automated monitoring is used.

Applications & investigations

Monitoring with a clear purpose

Our team understands that monitoring may be driven by construction works, an existing concern or a long-term asset requirement. We shape the scope around the questions your project needs to answer.

Construction & neighbouring structures

Plan monitoring around demolition, excavation, piling and structural alterations. Establish relevant baseline measurements and adapt coverage as work phases and site risks change.

Party wall investigations

Provide movement, crack, tilt or vibration monitoring to support party wall surveyors and project engineers. Agree locations, reporting and responsibilities around the investigation requirements.

Existing cracks & movement concerns

Build a record of measured changes where cracking or movement has been reported. Our team coordinates the monitoring scope with the specialists investigating the condition and its possible causes.

Infrastructure & operational assets

Scope monitoring for bridges, tunnels, rail infrastructure, substations and other sensitive assets, accounting for access, operational restrictions and the asset owner’s requirements.

Disputes & legal work

Targeted monitoring and technical reporting to support clients, surveyors and legal advisers. We agree the intended use of the findings at the outset so the record addresses the evidence required.

Long-term asset monitoring

Follow agreed measurements over an extended period to support asset reviews and investigations. Set the monitoring frequency and reporting around the structure’s needs and risk profile.

Survey visits or automated systems

Choose the right monitoring approach

The appropriate method depends on the expected changes, required precision, access and how quickly the project team needs information.

Periodic monitoring visits

Scheduled visits to take repeat measurements at agreed points. This can suit projects where a consistent record at defined intervals meets the engineer’s requirements.

Visit frequency can be reviewed as works progress. Readings collected during visits are reported through the agreed process and do not provide continuous automated alerts between visits.

Automated monitoring

Connected instruments collect measurements at configured intervals, with online access and alerts where supported by the selected system.

We confirm the measurement frequency, transmission settings, power and connectivity arrangements so the project team understands when updates and notifications will be available.

Some projects benefit from a combination of periodic surveys and automated sensors. We agree the approach around the required measurements and decisions.

Define the monitoring plan

Agree the measurements before installation

Objectives & responsibilities

Confirm what the monitoring is intended to establish, who reviews the results and who is responsible for engineering decisions and responding to trigger events.

Positions & reference points

Agree the measurement locations, mounting arrangements and reference points needed to produce a consistent record.

Baseline & frequency

Set any baseline period and the survey or measurement intervals around the works, expected changes and project requirements.

Precision & suitability

Select equipment and methods appropriate to the size and type of change being investigated, with relevant limitations explained.

Criteria & response

Agree project-specific trigger criteria and escalation arrangements with the responsible engineer or project specialist.

Online access & reporting

A clear record for your project team

For connected systems, KPM Monitoring provides online access to received readings. Periodic survey results and specialist reporting are delivered through the arrangements agreed for your project.

Review measurements over time

Follow trends at agreed monitoring points and compare results with the baseline and site activity record.

Configure notifications

Where automated monitoring supports alerts, agree the criteria, recipients and responsibilities for investigation and escalation.

Choose the reporting you need

Set the reporting frequency, recipients and level of specialist review around your project, investigation or asset-management requirements.

An alert identifies a measurement requiring review. It does not by itself establish damage, its cause or the structural safety of an asset. The responsible engineer considers the results alongside the wider evidence.

Practical questions

Structural monitoring FAQs

Which type of structural monitoring do I need?

That depends on the structure, proposed activities and concern being investigated. Share your engineer’s specification or project brief so we can agree whether movement surveys, tilt sensors, crack monitoring, vibration monitoring or a combination is appropriate.

Should monitoring start before works begin?

Where baseline measurements are required, they should be collected before the relevant activity begins. The baseline period and measurement frequency are agreed around the project requirements and advice from the responsible engineer.

What is the difference between tilt and settlement monitoring?

Tilt monitoring measures changes in inclination, while settlement monitoring considers changes in vertical position. The methods provide different information and may be combined where the project requires both.

Can you monitor existing cracks?

Yes. We can agree suitable locations and a manual or automated approach to record changes in crack opening. The findings support the wider investigation by your engineer or surveyor.

Do I need automated monitoring or periodic survey visits?

The choice depends on the required measurements, expected changes, access and how quickly information is needed. Periodic visits provide readings at scheduled intervals, while automated systems collect measurements at configured intervals and may support online alerts.

Who decides the trigger levels?

Trigger criteria should be agreed with the engineer or specialist responsible for the structure and project requirements. We confirm how those criteria will be applied to the proposed monitoring system and reporting.

Does an alert mean a structure is unsafe?

An alert alone does not establish structural safety, damage or its cause. It prompts review under the agreed response procedure. The responsible engineer considers the measurements, site activity and wider evidence before deciding what action is needed.

Can monitoring support party wall investigations or disputes?

Yes. We can scope targeted movement, crack, tilt and vibration monitoring with the relevant surveyors, engineers or legal advisers. Agreeing the intended use of the results at the outset helps ensure the record addresses the investigation’s requirements.

Will all measurements appear on the online platform?

Connected equipment can provide online access where supported by the selected system. Results from periodic visits or manual gauges are delivered through the agreed reporting process. We confirm the arrangements for each monitoring method before work starts.

Can the monitoring scope change during the works?

Yes. Positions, equipment numbers, survey frequency and duration can be reviewed as the programme and site risk profile change, in coordination with the project’s engineering requirements.

Am I tied into a fixed-term monitoring contract?

Ongoing equipment monitoring can operate on a rolling weekly rate without a fixed-term tie-in. We work with you to extend, adjust or end the service when appropriate. Periodic survey visits and one-off work are scoped separately.
